To demolish an obsolete paint factory and develop the site for a new 265,000-square-foot warehouse, KCI provided survey, civil, environmental, traffic, geotechnical, and electrical engineering services.

Our initial involvement with the 17-acre project site included performing due diligence services and working with the zoning attorney to produce multiple concept layouts. When our team pulled the existing plat during this phase, the records determined that development could proceed without preliminary planning or a detailed site plan procedure—reducing the lengthy entitlement process from 16 months to eight months.

During field inspections, our team discovered various concrete pits on the site, which led KCI’s survey group to perform LiDAR 3D modeling and quantify their volumes. Once our industrial hygienists checked for potential contaminants, it was confirmed that no remediation was required.

KCI also provided plans for the site, grading, erosion and sediment control, storm drain, water, sewer, dry utilities, stormwater, lighting, landscape, striping, public street improvements, and structural design for retaining walls throughout the development, achieving significant cost savings by minimizing the walls’ necessary height and length.
