Our team has been involved in a 26-lot subdivision project since 2001, leading the initial site development and infrastructure design. Since construction began in 2005, KCI has served as the engineer of record, designing individual two- to five-acre lots as they are sold, with homes averaging 20,000 square feet.
This subdivision faced unique environmental challenges at the rear of the property, which is bordered by a stream. Our team created a layout that increased the number of lots, preserved environmentally sensitive areas, and maximized buffers. The developer wanted to maintain a woodland aesthetic without sight lines to neighboring developments. KCI’s landscape architects created a strategic layout of the woodland conservation areas and built wooded buffers around the subdivision perimeter to create dense buffers between the neighboring properties.
With a small regional airport bordering the property, our engineers also had to ensure the subdivision layout complied with the airport’s development restrictions. KCI works with each lot owner and builder to site the house and prepare construction drawings, including environmental plans, stormwater management, erosion and sediment control, and septic/well.
